In this regard, the Civil Procedure Law establishes that judicial experts must hold the official title corresponding to the subject matter of the opinion, a requirement fulfilled by APIs, whose official title expressly empowers them to perform appraisals of real estate. The Decree 3.248/69 of December 4th states that among the duties of a Real Estate Agent is to “provide consultations and opinions on the Market Value of real estate.”
